The Town Council conducted a public hearing and considered a specific use permit (SUP) request by Pinchapenny, Pool, Patio, and Spa for an outdoor storage tank. The tank, proposed to be 975 gallons, would be located behind the business at 301 Trophy Lake Drive, Suite 124, within Planned Development District 21. The Planning and Zoning (PNZ) Commission recommended approval with several conditions, including covering the tank structure, ensuring shading to minimize heat impact, requiring a spill modeling test, and mandating removal of the structure upon business closure. The town fire marshal and attorney reviewed the proposal, and staff concurred with the recommendation to approve. The council approved the SUP with the listed conditions.
Trophy Club Council Discusses Roundabout Crosswalks and Playground Security
Council Member Dennis inquired about the inclusion of a crosswalk on the Tom Thumb side of the Bobcat Boulevard roundabout, specifically whether a crosswalk would be added on both sides of the street. He noted that while a crosswalk exists from the roundabout towards the country club area, it's not immediately adjacent to the Tom Thumb entrance. The Town Manager confirmed existing crosswalks on both sides of the roundabout but acknowledged the distance from the Tom Thumb entrance. The discussion also touched upon adding cameras for playground security at the future recreation facility, with the determination pending infrastructure and ownership of adjacent buildings.
Proximity of Proposed Storage Tank to Gas Meters Discussed During SUP Hearing
During the discussion about the Pinchapenny specific use permit, Council Member Dennis inquired about the proximity of the proposed outdoor storage tank to nearby gas meters. David Hughes, the general contractor, stated the gas meters are approximately 15-20 feet away. He explained that the substance (hypochlorite) is similar to household bleach and is corrosive in concentrated form, but the tank is sealed and only releases vapor under pressure situations, which is unlikely. He noted that this has not been a presented concern in previous permit applications he has handled. Matt Hughes, Director of Construction for Pinchapenny, confirmed the fire marshal's review met codes.
